My home has appreciated significantly, and I’m looking to pay off my current adjustable rate mortgage and get a fixed rate loan at a lower interest rate, as well as extra money to fix it up and pay off my car loan and other bills. Also, do either cover property taxes and insurance, or will I have to pay them out of pocket? I just want to know the basics before going to the bank so I don’t feel confused or overwhelmed. Thanks!

I have a mortgage of 200K.I have a first mortgage of 160K at a fixed rate of 5.785% over 30yrs. and the 2nd one’s 40K at 9.00% fixed.Now,the value of my place went up to about 350K in the last 4 years.Should I stay with my current plan or should I re-finance? I have a fixed rate home equity line of credit on 64,000. With the lower rate on variable. Is it worth switching over? The fixed rate is at 7.3% and the variable rate is at 4.8%. I would save around $133 a month. I would apply the savings to the principal. Or is there any way to get a lower fixed rate?
